Over on Twitter, Michael Wurzer, CEO of FBS, and I got into a debate about IDX that forced me to really consider why I am opposed to it these days. Michael is obviously an OG of real estate technology, of MLS, of data issues, and extremely intelligent and well-informed. So when he disagrees, that is worth taking seriously and thinking through things.

Hence, this post. Much of it will be a repetition of arguments and points I have made in the past. But summarizing it in one place has some value as well.

I wanted to understand, and then hopefully articulate, why my initial response to Michael on Twitter was what it was and whether that response withstands additional scrutiny.

For those uninterested in details or reasoning through things, I'll give you the TL;DR.

I am opposed to IDX because it is a system born from a different era when the technology available was what it was. The rules and the understanding of that system, therefore, are no longer fit for purpose in today's real estate industry.

As always, I am open to changing my mind if presented with superior arguments and evidence. This one is for VIP because I think the topic is of relatively limited appeal.
